IPUT Real Estate (‘IPUT’), Dublin’s leading property investment company and the Ireland Strategic Investment Fund (‘ISIF’) announce they have further strengthened their partnership which will see ISIF invest €100 million in new equity in IPUT. The capital will fund the development of 29 Earlsfort Terrace, part of IPUT’s €500 million investment plan to expand its Grade A+ office portfolio.
ISIF is an existing investor in IPUT. Alongside CBRE Investment Management, ISIF was an anchor investor in the IPUT Nexus Logistics Fund in 2025 as part of a €115 million capital raise. This new €100 million commitment marks a deepening of the relationship and represents strong confidence in IPUT’s workplace investment strategy.
2026 has been a period of strong momentum for IPUT having raised over €400 million in new equity year-to-date. In addition, IPUT also recently secured €300 million in new revolving credit facilities from ABN AMRO, Bank of Ireland and ING, which sit alongside existing lenders AIB and Barclays.
IPUT is Dublin’s market-leading office owner and developer, with 30 prime assets totalling over 2 million sq. ft. in the city centre. Its prime portfolio and track record of outperformance continue to attract leading domestic and international investors, underpinned by a resilient income profile and strong balance sheet.
Niall Gaffney, Chief Executive at IPUT Real Estate, said:
We are at a compelling point in the current cycle and are proud to deepen our relationship with ISIF to capitalise on the opportunities in the prime Dublin office market.
Demand for best-in-class, highly amenitised workplaces in Dublin is evident, with supply unable to keep pace – a dynamic that will drive strong rental growth at the prime end of the market.
This investment is a strong endorsement of our strategy. It provides us with the capital to advance the first stage of our development pipeline at 29 Earlsfort Terrace, where we have just appointed a main contractor and expect to be on site before year-end.
Sarah Hickey, Senior Investment Director at ISIF, said:
We are pleased to deepen our partnership with IPUT through this investment, which aligns closely with ISIF’s strategy of addressing workspace supply constraints in the Irish economy.
The redevelopment of 29 Earlsfort Terrace will deliver a significant addition to Dublin’s Grade A office stock, and the project will enhance Ireland’s attractiveness as a location for international investment and support employment growth.
IPUT has an established track record of delivering high-quality, sustainable workplaces, and we look forward to supporting the next phase of IPUT’s development pipeline.
IPUT’s Dublin Office Development Pipeline
Dublin’s City Centre office market remains structurally undersupplied at the prime end, with demand from global occupiers continuing to outpace the availability of Grade A+ office space. The investment will support the development of 29 Earlsfort Terrace, the first phase of IPUT’s planned €500 million office development programme, which also includes the landmark re-development of The Charlotte Building on Harcourt Street. Both office redevelopments have planning permission, totalling 350,000 sq ft, and will be delivered to the standard established at Wilton Park – IPUT’s award-winning 600,000 sq ft development and home to global names such as EY, LinkedIn, and Stripe. Wilton Park exemplifies IPUT’s commitment to amenitised, people-centred design and the positive social impact its developments have on the local neighbourhood – a benchmark for design and sustainability that IPUT intends to replicate across its next phase of workplace developments in Dublin city.
